What is included in my rent?

Your rent includes all utilities. This home comes furnished with couches, beds, desks, storage/hanging options, and a kitchen table/chairs.

Can I tour the property before signing a lease?

Absolutely! We offer in-person tours all business days. Book a tour by giving us a call/text/email. We recommend scheduling at least 24 hours in advance to ensure a leasing agent is available to answer all your questions. We look forward to meeting you!

Question 3

Is parking available and how much does it cost?

Yes, we pride ourselves in striving to ensure our residents have a parking spot at this complex or sister properties. Parking passes are issued on a first-come, first-served basis, and we send out a form about 3-6 weeks before the start of a semester where you can sign up for parking. Please refer to your contract for current costs.

Are pets allowed?

No, sorry, no pets are allowed as we are a BYU-Idaho Approved Housing Complex.

Question 5

How do I submit maintenance requests?

Accepted Answer

Submit requests through our resident portal 24/7. Urgent requests (no heat, water leak, fire, gas problems) are addressed ASAP through emergency services and our emergency maintenance contact. We aim to complete standard requests within 24 business hours. Our maintenance team is one of the best around! We look forward to serving you!

Can I have guests stay overnight?

Overnight guests are strongly discouraged so as to ensure we respect the space of your roommates, the common areas in your unit, and parking for other residents. Please see the "Guests" section of your contract.

Question 7

When is rent due and what payment methods do you accept?

Accepted Answer

Rent is due on the 1st of each month with a 5-day grace period. We accept ACH bank transfers (the preferred method for both cost and convenience), credit/debit cards, and checks. Set up autopay to never miss a payment. A late fee applies after the grace period.

Question 9

Do you offer short-term or summer leases?

Accepted Answer

Yes, we offer partial lease terms for the Spring Semester and we offer summer-only leases for those who have a Fall Semester contract. Summer leases typically run from the end of Spring Semester to the start of Fall Semester. We look forward to having you stay with us!

Question 10

Is renters insurance required?

Accepted Answer

We do not require renters' insurance; however, we strongly encourage our residents to buy it! Like any insurance, it's really nice to have when you need it. Whenever you are renting (as a student or otherwise), we encourage you to carry insurance.
